How it works
Rent collected = rent × (1 − vacancy rate). Fixed costs = mortgage + property tax ÷ 12 + insurance ÷ 12 + HOA. Maintenance and management are percentages of the rent collected. Cash flow = rent collected − fixed costs − percentage costs. A negative number means the property costs you money every month before any appreciation. Example: With $2,400 rent, a $1,400 mortgage, $3,600 tax, $1,200 insurance, 8 percent maintenance, 8 percent management, and 5 percent vacancy, cash flow is $115.20 a month, or $1,382.40 a year.
