How it works
Assessed value = market value × assessment ratio. Taxable value = assessed value − exemptions. Tax = taxable value × tax rate. Local rules for ratios, exemptions, and rates differ a lot, so use the figures from your local tax authority. Some places quote rates per 1,000 of value, so divide by 10 to get a percentage. Example: A $400,000 home assessed at 100 percent with a $25,000 exemption has a taxable value of $375,000. At a 1.1 percent rate the tax is $4,125 a year, or $343.75 a month.
